World’s most expensive parking space sells for $1.3m in Hong Kong

A parking space in Hong Kong has set a new world record after selling for $1.3 million, highlighting the extreme prices that wealthy buyers are willing to pay in one of the world’s most expensive property markets.

The 134.5-square-foot parking space is located at The Mount Nicholson, an ultra-luxury residential development overlooking Victoria Harbour. The sale surpassed the previous record of $980,000 for a parking space, which was also set in Hong Kong.

The transaction has once again drawn attention to the city’s soaring Hong Kong Real Estate market and the premium attached to scarce assets in elite neighborhoods.

Luxury Real Estate Reaches New Heights

The Mount Nicholson is home to some of Asia’s most expensive residences and attracts some of the world’s wealthiest buyers.

Industry observers say the sale reflects a simple economic reality, that limited supply combined with strong demand from High-Net-Worth Individuals (HNWIs).

“For residents who own multi-million-dollar homes and luxury vehicles, securing a private parking space can be viewed as a necessity rather than a luxury,” the report noted.

The parking spot occupies only a small area, but its value reflects the prestige of the development and the scarcity of available parking within the property.

Property Investment and Scarcity Drive Prices

Hong Kong has repeatedly set records for parking-space sales. The previous world record holder was also located in the city, underscoring how valuable parking can become in dense urban environments.

Similar examples can be found elsewhere. Parking spaces have reportedly sold for about $150,000 in Shanghai and $525,000 in Sydney. In London, one unusually narrow parking space was listed for around $66,000.

The latest sale demonstrates how Luxury Real Estate and Property Investment trends continue to push asset values higher in some of the world’s wealthiest neighbourhoods.

While most people see parking as a routine expense, this record-breaking deal shows that in elite property markets, even a parking spot can become a million-dollar asset.
